Benalmádena combines a coastal strip of apartment blocks, the busy residential area of Arroyo de la Miel and the older hillside village of Benalmádena Pueblo. Apartments range from holiday studios to family flats, many with original services. We renovate them with one contractor, authorised partner installers for the electrics and an itemised quote, planning access on sloping streets and in buildings with steps or small lifts.
How varied are Benalmádena’s apartments?
Benalmádena is usually described in three parts: Benalmádena Costa along the seafront, Arroyo de la Miel inland, and Benalmádena Pueblo higher up the hillside. Apartment buildings appear in all three, from blocks built for tourism along the coast to residential buildings in Arroyo de la Miel and complexes on the slopes with views and steps. A renovation in one can be quite different from a renovation in another, even for flats of the same size.
What do owners in Benalmádena typically renovate?
- Studios and one-bedroom flats bought as second homes, often with original kitchens and bathrooms.
- Family flats needing new electrics, pipework and an updated layout.
- Flats prepared for long-term or holiday letting.
- Inherited flats that have not been updated in a long time.
Our pages on older apartments, inherited flats and plumbing explain the work involved.
How do slopes and steps affect a renovation?
Some buildings on the hillside are reached by steep streets or stairs, and some complexes have flats on several levels connected by steps rather than lifts. That affects how materials arrive and how debris leaves, and sometimes how much can be moved in a single trip. We check access carefully during the visit and plan deliveries and debris removal to suit, keeping common areas clean and protected. If the only route to the flat passes through shared gardens or pool areas, we agree with the administrator when and how it can be used, so residents are disturbed as little as possible.
Does the coastal location matter?
For flats near the sea, salt air is a general consideration for metal fittings and anything exposed on terraces. For flats with large terraces and views, which are common in hillside complexes, the boundary between the flat and the building’s exterior matters: enclosures, railings and terrace floors over other flats usually involve the community. For outdoor paving on terraces, our network site adoquinadomalaga.eu covers that work.
What about community rules in large complexes?
Many Benalmádena flats are in complexes with gardens, pools and a professional administrator. These communities often have clear rules on working hours, use of access routes and where skips can stand, and some restrict works during peak season. Inform the administrator before works start, as the horizontal property law requires, and ask for the rules. We plan the job around them.
How do we start?
Send photos of every room, the fuse board, the bathroom and kitchen, and the approximate floor area, by form, email or WhatsApp. Tell us how the building is reached and whether there is a lift. We give a first assessment, visit, and send an itemised quote. The apartment block guide explains what to prepare with the community.
Which flats need the most care before renovating?
Flats that have been closed for long periods, as many second homes are, deserve a careful first check: drains run and traps refilled, signs of leaks under sinks and around the shower, condensation marks on walls and ceilings, and the state of the fuse board. Older studios in tourist blocks often have very compact kitchens and bathrooms where every centimetre matters, so the layout and the position of the waste need particular attention. Family flats in residential buildings are more likely to need a full renewal of services, especially if they have been lived in for many years without major works. In every case, the services come first and the finishes follow. Our guide to services in older apartments explains what we look for.
