We renovate apartments across Málaga city, from older buildings in the central districts to the larger blocks further out. Typical work includes renewing wiring through authorised partner installers, replacing pipework, opening kitchens and modernising bathrooms. Access, parking for deliveries and community rules shape the logistics more than in most coastal towns. We give a first assessment from photos and floor area, then visit and send an itemised quote.
What kind of apartments do we renovate in Málaga?
Málaga is a city of apartments. Its housing ranges from older buildings in and around the historic centre to blocks built in the second half of the 20th century across its residential districts, and newer developments on the edges. Owners include families who have lived in the same flat for decades, buyers of resale flats, heirs and landlords. The common thread is age: a large share of the flats we are asked about still have original or partly updated services.
What do Málaga owners usually ask us to do?
- Renew the electrical installation, carried out and certified by authorised partner installers.
- Replace old supply pipes and waste runs before new bathrooms and kitchens.
- Open a closed kitchen to the living room, or reclaim a long corridor.
- Turn a bath into a shower and modernise the bathroom.
- Remove gotelé, smooth walls and replace floors throughout.
- Prepare a flat for letting after a purchase or an inheritance.
Each of these has its own page: see older apartments, rewiring and resale flats.
How do access and logistics work in the city?
City renovations are shaped by streets as much as by flats. Some central streets have restricted vehicle access, loading space is limited, and placing a container on the road generally needs municipal authorisation (to be verified for each street and job). Older buildings may have small lifts or none at all. We look at street access, the entrance, the lift and the stairs during the visit and plan deliveries and debris runs accordingly, which is part of why two flats of the same size can be very different jobs. Telling us the street and the floor when you send photos helps us give a more useful first assessment.
What about the community and older buildings?
In older buildings, shared installations — stacks, risers, meter rooms — are often as old as the flats, and some communities have their own projects underway. We point out which parts of your renovation may touch shared elements so you can raise them with the administrator. Any structural question, or anything affecting the façade, is for the community and a technician. Buildings with heritage protection have their own requirements; those must be checked with the town hall (to be verified case by case).
Which paperwork applies in Málaga?
In Andalusia, many interior works can proceed after filing a declaración responsable with the town hall, while works affecting structure or the exterior need more. The Ayuntamiento de Málaga publishes its own procedures; exact requirements for your scope are to be verified. We explain what is usually needed, but we do not process licences or prepare technical projects.
How do we start a renovation in Málaga?
Send photos of every room, the fuse board, the bathroom and kitchen, and the approximate floor area, by form, email or WhatsApp. We reply with a first assessment, visit the flat and the building, and send an itemised quote. For more on the practical side of working in a block, read the apartment block guide.
Why does one contractor help in a city flat?
In the city, every trade that comes and goes means another delivery, another parking problem and another interaction with the neighbours. When one contractor coordinates the sequence, deliveries are grouped, noisy phases are concentrated, and the community deals with one contact rather than several. The electrical work still belongs to authorised partner installers; the coordination belongs to us. For owners who live elsewhere in the city or abroad, that single point of contact also makes the job far easier to follow.
